Location
The farm is situated east of Jansenville near Waterford and north west of Darlington Dam, approx. 185km from Port Elizabeth (incl. 25km of gravel).
Size
Made up of 2 titles, the property is approximately 850 ha in extent.
Description
This property encompasses a pleasing mix of varied topography, veld and habitat types. From the lower lying regions along the southern boundary, it rises steadily to the north along three parallel ridges that are part of the impressive Ouberg Mountain Range. The elevated position of the lodge offers some truly outstanding views of the Darlington Dam and surrounding Addo Park. Here, perhaps more than any other Eastern Cape property I have visited, these dramatic and uninterrupted vistas give one this true sense of wilderness solitude and
seemingly infinite space.
Veld types
The veld types vary considerably across the extent of the property with the elevation change which ranges from 480m to 740m above sea level. The lower lying regions are typical karoo veld where grazing on these lower portions is supplemented with karoo succulents and herbs. In the main, it is very healthy having enjoyed very conservative grazing pressure during the tenure of the current owner. As one climbs in altitude to the north there is a fair amount of rooigras.
Browse is excellent with numerous valley bushveld species such as: jacket plum, wild olive, guarri, shepherd’s tree and sweet thorn complimenting the abundant spekboom that is found throughout the property. The value of the browse is born out in the sheer density of kudu found on this farm. A large number of aloe ferrox and cycads as well as euphorbias (noors and tree euphorbia) and cussonias add greatly to the general aesthetic appeal.
Rainfall
The farm falls in the summer rainfall belt and expects an annual rainfall of 275mm / annum.
Game species
Game species that are on the property include (approximate numbers):
Sable (5); Waterbuck (3); Kudu (60); Eland (2); Impala (40); Blesbuck (3); Springbuck (3); Zebra (3) and Common Duiker.
Improvements
The well appointed lodge offers: 3 bedrooms; 2 bathrooms; open plan lounge and dining area with bar; large kitchen; laundry and verandah with braai area for entertaining. Plus there’s a tool room and 2 small rooms for storage as well as a large carport.
There are also 3 air-conditioned chalets alongside the lodge.
A neat stone cottage near the lodge serves as additional accommodation for hunters or guests.
The farm has a workshop plus abattoir and cold room facility.
Power is supplied by 2 banks of 30 solar panels each.
This farm has two equipped boreholes and an excellent water reticulation setup with adequate water supply to the various accommodation options plus several drinking points for the game.
The farm is enclosed by +- 12.4km of 2.4m high game fence (CAE Class 1 specification).
Loose assets include: Isuzu Double Cab (4X4); Ford tractor (4X4) with front end loader and rear grader attachment; Quad bikes (x 4); animal loading trailer; round bale fork attachment and Venter trailer.
Conclusion
The current owners as with previous owners have put a tremendous amount of care and effort into maintaining the healthy state of the veld on this farm. Due to the multitude of valleys and hills the property gives the impression of being larger than its already considerable 850ha, and its genuine wilderness feel, while not unique is fast becoming a rarity in this part of SA. I have no doubt this farm would handsomely reward any owner who lavished the same amount of care as its current custodians.
Price R 8 000 000 plus Vat at the applicable rate.
Note this price is competitive especially considering the high standard of the fixed improvements plus the large solar system and the above mentioned game and loose assets that all form part of the sale.
