There is sufficient private space to build some holiday cottages further away from the main house and would ensure privacy for both the owner and the vacationers.
The two-storied main
house is situated in a well fenced,16 Ha camp in a valley. The location was chosen to ensure privacy and safety, with no houses within a 4 km radius.
The main house, adjacent outbuildings and the stone cottage are completely off the grid with a solar electrical system consisting of solar panels on the big shed, feeding 15KVA inverters and 30 KW battery system. Additional solar panels (42 panels/+/- 16 000 watt) ensure for full batteries even during cloudy days. Satellite-WIFI is installed, covering the stone cottage, main house and store-area. This makes for an easy to work from home environment.
The modern main house (420m2 – excluding the wrap-around stoep area) consists of an open plan lounge, dining room, kitchen area and adjacent laundry. The house has many windows and glass doors, planned with the aim to ensure a lot of natural light and no dark corners. Two large bedrooms and two bathrooms (one “en-suite”) and guest toilet are all on the lower level. A spacious braai room (+/- 70m2) leads from the dining room and opens to the outside with one double and two single doors. A section of this large area can be developed into an additional bedroom if needed. A cosy wooden fireplace in the dining room area ensures a well heated living space. On the first level is a study and reading area leading into a large open area (+-100m2) that can be converted into two or three extra bedrooms and a bathroom. The main house can therefore easily accommodate a large family. There are more than enough built-in cupboards through-out the house and all the finishes are of the highest standard. All the windows and glass doors (on the lower level) are double glazed, ensuring little heat transfer from inside or outside the house. The house has an exceptionally comfortable inside-temperature during all seasons.
A unique, 80m2 stone cottage, equipped with a bathroom, own geyser, water and electricity, was built by the owner near the main house. It can accommodate 2 to 3 people or it can be converted into a vacation cottage for extra income.
Next to the main house is a 360m2 store with inside shower, 2 toilets and 2 additional rooms that can be used as offices and/or secured storage areas. The store has an additional overhang or awning of about 120 m2. The store is currently being used for garages, workshop and storage space. It can also be converted for the processing of crops.
One borehole (solar powered – with a lined holding dam) near the main house delivers 1 000 L/h, which is sufficient for all household needs. 3 Water tanks with pressure pumps are installed to supply water to the main house, while the stone cottage has its own 2 water tanks and pressure pump, all supplied from the borehole.
Another solar driven borehole (3 000 L/h) (8 panels) is developed mid the fenced-in area, with the potential to be used for irrigation of crops. A holding dam can be erected on higher ground opposite the house, for gravity irrigation. This area is already fenced-off with new fences and gates. This borehole can also supply water to the buildings if needed. A natural dam exists close to the borehole, but dam wall needs work and maintenance.
The whole farm and the adjoining areas are a riverine rabbit conservancy. Other wild game is also abundant in the area. The property includes a large portion of the Nartjies Kloof mountain.
New fences have been erected around the main house – rest of the fences are in reasonable condition.
The southern faces of the mountain are covered with proteas and honey bush
At the back of the main house there is a small blue gum and wattle forest which provide firewood for the farm and a serene area for relaxation.
There are no labourers currently staying on the farm, only temporary day labourers (when needed) are used.
Transfer duty, on the purchase price, is applicable
