Farm for Sale in Mossel Bay Rural

We are proud to offer this exeptional property as a EXCLUSIVE SOLE MANDATE. Discover a private valley river farm at the foot of the Outeniqua Mountains. Set in beautiful Ruiterbos, this 22-hectare farm offers a rare combination of fertile land, reliable water, mountain views and exceptional tranquillity. It is ideally suited to orchard development, small-scale farming or a nature-inspired homestead. Approximately 9.5 hectares of gently sloping, arable land provide excellent potential for orchards or row crops. The farm has registered water-use rights, four registered dams and approximately 340 metres of perennial Bosmans River flowing through the property. Rich, dark soils and the area’s high rainfall further enhance its agricultural potential. Access is via a 2.7-kilometre gravel road from the R328, which ends at only this property and the neighbouring farm, offering privacy and minimal passing traffic. Two original cottages with character require full restoration. There is also potential to build a new family home and restore the cottages for guests, extended family or holiday accommodation. The property’s natural setting is rich in indigenous flora and wildlife, with abundant birdlife and regular sightings of bushbuck, otters and other native species. There is ample space for vegetable gardens, poultry and small livestock, making the farm well suited to a self-sufficient or off-grid lifestyle. Located approximately 30 minutes from Hartenbos, this peaceful rural retreat offers privacy, agricultural potential and a wonderful connection to nature.
